Mortgage
It is advisable to get a mortgage agreed in principle as early as possible as this will speed up your mortgage application allowing the process to move more smoothly. Our financial advisor can assist in all aspects of property finance and arrange an appropriate mortgage if you desire.
Viewings
Viewing a prospective property is a must! All property viewings are arranged by appointment with our office, from where we will accompany you providing a guided tour of the property.
Making an Offer
Once you've found a suitable property, we'll put your offer forward to the seller. Any offer is subject to a contract being signed. There are no legal obligations on either side until the contract is signed.
Legal
A solicitor will be required to handle the legal paperwork involved. It is preferable to use a solicitor who knows the area that you're moving to and specialises in conveyancing.
Sale Agreed
Once your offer is accepted you will need to instruct your solicitor to proceed immediately. This is also the time to instruct your mortgage broker to proceed with your mortgage application and make their arrangements for a survey.
Draft Contract
This is drawn up by the seller's solicitor and sent to your solicitor, who will raise preliminary enquiries and make applications for necessary searches allowing you to make a more informed decision.
Local Authority Search
Your solicitor will submit a local authority search to the local borough council. This will reveal, for example, planning consents granted for the property and any local issues.
Survey
A survey is normally carried out by a surveyor on behalf of the mortgage lender to identify any problems and advise on the property's value.
Contract Approval
The draft contract is approved by your solicitor on receipt of satisfactory searches and answers to enquiries.
Formal Mortgage Offer
This document will be sent to you and your solicitor. Once signed and returned your mortgage is in place and you are ready to exchange contracts. Exchange of Contracts The contract is signed by you and the seller. The completion date is set.
Completion
This is generally set a few days to a few weeks after exchange of contracts, depending on each party's personal requirements. Residual monies are now transferred from your solicitor to the seller's solicitor's account. Congratulations you are now the legal owner of your new home!
